This is a great investment property or build your recreational retirement home here. Economic down turn is letting this property sale at $125,000.00 Call Tim Broker/Owner at 406-223-5444
Views from Property: The heavy lodge pole pine would need to be thinned when clearing the drive way and building site. This would allow for viewing lanes. Keep the timber thick and provide seclusion for a private get away.
Area Wildlife: The wildlife is abundant. This property borders the Deer Lodge National Forest and your chances of seeing Moose, Elk, and Deer are extremely good. A recent release by GORP Montana Travel, Tourism, and Recreational Guide wrote that the State of Montana is famous for Big Game Hunting. Most of Montana's wildlife populations are more plentiful today than they have been at any time since statehood. According to the Montana Hunting Almanac, estimates place the number of mule deer and whitetails at close to a half-million. Elk numbers exceed 110,000 in early autumn, and wintering populations total more than 90,000. In many parts of Montana, there are more antelope than people, with total pronghorn populations hovering around the 100,000 mark. Add to those perhaps 10,000 black bears, more than 8,000 moose, up to 7,500 mountain goats and maybe as many as 8,000 bighorn sheep. Montana's big-game hunting seasons stretch from early September into February, varying by species and area, and resume in April, May and June for black bear. The general season for deer and elk is consistently five weeks long. Deer and antelope hunters have considerable opportunity to harvest at least two of each in many areas.
Area Recreation: Georgetown Lake is over 3000 acres and is excellent fishing for rainbow trout and brook trout. The scenic lake rest north of the Pintlar Wilderness. It offers Water recreation: boating, skiing, and fishing. Winter recreations; down hill and cross country skiing, ice fishing, hunting, snowmobiling and much more. Scenic Route 1 is a beautiful and enjoyable ride.

We offer unique real estate brokerage services in Marketing, Development, Purchasing and Sales throughout the State of Montana. Since the turn of the century we have been selling Montana from its wide open range lands of the east to the towering Rocky Mountains of the west. Our rich heritage dates back to the 1800's, even before statehood. We think this gives us a unique insight in understanding and knowing Montana. Our focus is our clients!
